Morrisons appointed TSA Riley to provide Cost Management services on five of their major workstreams, working on all development stages.
We were involved in the following workstreams:
- New stores – project types include acquisitions, full build and developer Shells
- Manufacturing – internal reconfiguration of various manufacturing plants
- Logistics and distribution – reconfiguration of two existing distribution centres to improve and increase fresh food space
- Modular, Popular and Useful – store roll-out programmes involving new or replacement in-store ancillary equipment/customer offerings
- Petrol filling stations.
British land Plc Shopping Park Developments
TSA Riley provided consultancy service for British land Plc Shopping Park Developments which included the following recent projects:
- New Mersey Shopping Park, Speke - TSA Riley completed asset management projects comprising sub-division and refurbishment of retail units, the phased refurbishment of the park included a first phase cinema and A3 unit new build scheme totalling circa 80,000ft². Refurbishment of the existing retail units comprised new double-height structural glazed shopfronts, new canopy, improved customer walkways and refurbishment of the car park, incorporating improved pedestrian links across the park. Part of British Land's Places People Prefer strategy, was to provide a high-quality modern retail and leisure offer where people can go to shop, eat and be entertained.
- Broughton Shopping Park, Chester - We have completed asset management projects comprising sub-division and refurbishment of retail units, the phase refurbishment of the park included a first phase cinema and A3 unit new build scheme totalling circa 60,000ft². The successful first phase of the roll-out refurbishment scheme saw the opening of new Primark, Outfit and M&S Foodhall units.
- Deepdale Shopping Park, Preston - We have been involved in numerous asset management projects comprising sub-division and refurbishment of retail units. We have also completed a number of new build extensions to the park including: 10,000ft² food court terrace on the site of an old public house; 45,000ft² bulky goods retail terrace and 22,000ft² of industrial starter units on the site of two industrial warehouse building, off-site highway improvements; and 3,900ft² A3 unit pod. The site is located on an old quarry which had subsequently been used for landfill. This meant there were a number of gas protectors and specialist ground measures to consider prior to and during development.
- Crown Point Shopping Park, Denton - We have completed numerous asset management projects comprising sub-division and refurbishment of retail units.
- Hindpool Shopping Park, Barrow-in-Furness - Shell construction of two new A3 units and associated external works.
Distribution Warehouse, The Co-operative Group
The new Co-operative Group depot facilities include offices, vehicle maintenance units and a recycling centre. It replaces two existing centres and offers improvements in efficiency and productivity that will enhance The Co-operative Group’s operation in the East Midlands. These efficiencies will ensure first-class service for their growing store network.
TSA Riley assisted the project by providing client monitoring.
Primark Stores Limited
TSA Riley was the project executive, providing project management for the delivery from cradle to grave on new builds, refurbishments and extensions acting as the client’s own delivery manager, ensuring company standards and designs are implemented by an external professional team comprising of project managers, quantity surveyors, architects, structural and services design.
Projects include fit-out from gray shell comprising of all customer facing finishes and back of house. Works involved:
- Signage and shop fit including fitting rooms, cash and wrap, seating etc.
- M&E and vertical transport.
- Sprinkler installation.
- Centre floor equipment.
The Co-operative Group
TSA Riley provided Cost Consultancy, Contract Administration and Development Management services nationwide to the Co-operative Group since 2005. Taking projects from feasibility to delivery we have provided Cost Consultancy services to the Co-op on the following worksteams:
New Space / Acquisitions
TSA Riley typically deliver 80-90 new stores per annum taking each scheme from feasibility through to delivery. We also act as Development Managers providing Project Management services from inception up to contract exchange. Contractual co-ordination between ground works contractor and modular build contractor was paramount in the delivery of some of the new build stores.
Refits
We act as lead Cost Consultants on the refit workstream supporting the delivery of 100+ store refurbishments per annum.
Non-refit / minor works
Nationwide programme of compliance and capital investment projects, typically 250–400 projects were completed per annum between 2014 and 2019.
Facilities Management
TSA Riley has supported facilities management by working within planned asset renewal capital programmes.
Depots / Distribution Centres
TSA Riley have carried out cost consultancy services from several distribution centres.
Secondments
Several Senior TSA Riley staff were seconded into the Co-op to provide PM support services between 2014 and 2015.
TSA Riley also act as Development Managers for the Co-operatives New Space workstream, providing Project Management services from inception to contract exchange and then supporting the Co-operatives construction team with a Shell Monitoring service.
TSA Riley has been awarded the Co-operative Groups ‘Consultant of the Year’ five years in a row 2017, 2018, 2019, 2020 & 2021.
