Next store expansion and reconfiguration to create a new public entrance direct from the adjoining centre customer car park. Works comprise three phases of store refit and structural alterations / new warehouse roof box by Intu.

TSA Riley provided cost consultancy services for the creation of this 70,715 sq ft new warehouse unit space. The project was developed within an existing steel portal footprint (Units F & G) and approximately 16,000 sq ft of newly built warehouse unit space within Unit H. The site is located on the final plot of an existing business park on Bircholt Road, Maidstone, in the well-established Parkwood Estate and is accessed off the A274 Sutton Road.

Key challenges overcome by the project team included value engineering and negotiation of the contract sum with the main contractor, valuing variations without a detailed contract sum analysis breakdown, agreeing the final account and dealing with a liquidated damages claim.

TSA Riley provided project management and cost consultancy services for the conversion of a warehouse and goods delivery facility to a (pilot plant) manufacturing area for micronising and blending drug products and filling and sealing disks for clinical trials. The central part of the facility, the manufacturing area, was designed and built to provide a class 10k cGMP environment.

The total area of the facility was to be in the order of 3,000m2.

The sealed disks were then to be transported to a separate (non cGMP) facility for incorporation into completed inhalation devices.
