Barrack Place, Sydney

Barrack Place includes 22,000sq.m of A-Grade office space and retail over 18 levels. The project has been awarded Australia’s first ever WELL Core & Shell Gold Precertification by the International WELL Building Institute. To achieve this rating, Barrack Place adheres to strict decibel restrictions and features an energy-saving, ‘organic response’ lighting system. Floor-to-ceiling glass façade panels provide ample natural light and an impressive view, which reveals a distinct corridor linking the project to Sydney’s iconic Martin Place.

It was also awarded a 5.5 Star NABERS Energy Rating and 4 Star NABERS Water Rating, exceeding the projects targets through sustainable design and operational management.

The building itself is a combination of old and new, with modern glass towers emerging from a typically older-style red brick podium. The intent for Barrack Place was to retain the industrial feel of its surrounds and create cohesion with neighbouring buildings. Barrack Place acts as a thoroughfare between Clarence and Kent Streets and epitomises Sydney’s growing laneway culture. The ground floor includes up-market retailers and healthy food and beverage outlets. The building also features a central void which links the studio levels and floods internal spaces with natural light.

TSA Riley was engaged to provide project management for the demolition and construction Barrack Place, including the ground-level retail, car park and pedestrian links between Clarence and Kent Streets. We were responsible for management of design, management of development and construction programs, development of tender documents, administration of all consultant agreements, management and superintendence during construction, stakeholder management and tenancy co-ordination.
